Understand the scope
The first real step toward the home you've imagined. We offer two distinct pathways — EPIC and Dream — that each result in a clear, fully integrated project plan, so you know exactly what your vision requires before you commit to it.
Which path we take depends on where you're starting. If you already have architectural plans, the EPIC Project Plan brings in a designer to refine those plans and complete all preconstruction work. If you're starting from a vision rather than a finished design, the Dream Project Plan pairs you with an architect and designer to build your project plan from the ground up. Either path leads to the same outcome: guaranteed pricing, a committed schedule, and a fully integrated plan before you commit to construction.
Intention is set
With the agreement in place and your deposit received, your project is formally secured within JASPER's schedule — marking the beginning of a committed partnership built on trust.
Lay the groundwork
Before construction begins, every critical detail is put in place: permits, trade partner awards, procurement coordination, final selections, and a fully developed construction schedule. Nothing left to chance.

When do I need to secure my lot or land during a new build process?
You do not need land secured before your first consultation. If you already own a lot, we evaluate its feasibility as part of your Initial Evaluation. If you do not yet have land, we can help you think through options during the Understand the Scope phase, before you commit to a Project Plan.
